Costanza Enterprises, Inc. (CEI) is a family owned and operated Real Estate Management and Investment Firm.
Costanza Enterprises, Inc. is based in Rochester, NY and was founded by Angelo A. Costanza in 1971. CEI is engaged in owning, managing and developing residential and commercial real estate. Prior to January 2007, its activities were confined to Rochester, NY, but since that time, it has broadened its asset base. Our current portfolio of holdings includes properties in Rochester, NY, as well as investments in multiple other states: Texas, Florida, Indiana, Tennessee, and Georgia. It has been a leader in the Rochester, NY market and was the first developer to convert a 14 story commercial office building into loft apartments back in 2003.
James A. Costanza
Jim Costanza is a seasoned real estate developer, investor, and entrepreneur with a career spanning nearly four decades. As President and Managing Partner of Costanza Enterprises Inc. (CEI) since 1995, he has played a pivotal role in transforming CEI from a local Rochester Property Management firm into a multi-state Asset Management firm, including Indiana, Texas, Tennessee, Florida, Georgia, and New York. Under his leadership, CEI spearheaded the redevelopment of Rochester’s historic Temple Building, a pioneering mixed-use loft project that catalyzed the city’s downtown residential resurgence. His firm has led numerous high-profile redevelopment projects, including Station 55, Jordan Health Center, and Carestream Health’s 115,000-square-foot distribution center.
In addition to real estate, Jim has a strong presence in venture capital investment. As Manager of Costanza Farm Funds, he has supported and invested in over two dozen local startups in the Rochester area, fueling innovation across industries such as healthcare, software, and biosciences. His entrepreneurial spirit extends to co-founding OnCell Systems (now STQRY), a leader in interactive mobile tour technology.
Beyond business, James is deeply committed to education and economic development. He has served in key leadership roles on the Nazareth College Board of Trustees, including Chairman (2011–2016), and contributed to multiple capital campaigns. He has also been a long-standing advocate for urban renewal, serving on the boards of Rochester Prep Charter School, Rochester Downtown Development Corporation, REDCO, and Rochester Management Corp.
When not engaged in business and community leadership, James operates the Costanza Family Farm, a 1,200-acre property in the Finger Lakes Region, focused on timber resource management, hunting reserve leasing, and beef production. An avid outdoorsman and reader with a keen interest in economics and business, he enjoys skiing, hiking, and writing.
James resides in Brighton, New York, with his wife, Andrea, who served on the Brighton Central School District Board of Education. They have two children: Benjamin, a Georgetown University and Columbia Law School graduate currently working as an ADA in Queens NY, and Katherine, a graduate of Villanova University now working in the film industry in NYC.

Cumlaude Graduate of Hamilton College and the American University's Washington College of Law, with involvement in the corporate activities since 1988. Currently Vice President of CEI and in-house counsel.
